In our increasingly connected world, the presence of electromagnetic fields (EMFs) are ubiquitous. From Wi-Fi networks to cell phones, electrical appliances, LED lights, and power lines, we are constantly surrounded by EMF sources. Whether at home, in the car, or at the store, you are exposed to significant amounts of this artificial radiation.
Many people will spend a lot of money and time at the gym, taking supplements, or consulting with medical specialists to improve their health. Then they return home to an environment that is full of electrosmog, and wonder why their health doesn't improve.
Fortunately, there are a growing number of environmental inspectors specializing in testing for EMF, and advising clients on how to reduce for a healthier home.
In this article, we will explore the importance of EMF home inspections, the role of an EMF consultant or inspector, and the steps involved in conducting an EMF assessment.
Understanding EMFs and Health Concerns
Electromagnetic fields are a form of energy generated by the movement of electrically charged particles. They occur naturally in the environment (sunlight, grounding and others) but are also produced by various human-made sources. It is these artificial sources that present a danger to human health.
Basically, anything that plugs-in to a battery or the wall, creates light, or sends/receives a signal, emits a harmful form of radiation.
It's no coincidence that while these technologies have seen widespread adoption across most of the world during the last 50-100 years, life expectancy and fertility rates have dropped, and disease rates for cancer, diabetes and neuro-degeneration have skyrocketed. EMF is a key piece of the overall environmental toxin puzzle contributing to our declining health.
As our homes fill with the latest and greatest tech, many have begun experiencing sensitivities like headaches, fatigue, eye strain, poor sleep, rashes, and depression. EMF home inspections aim to identify and address potential sources of concern to create a healthier living environment.
The Role of an EMF Consultant or Inspector
EMF consultants or inspectors are professionals trained in assessing and managing EMF exposures. They possess expertise in electromagnetic field measurements, understanding EMF sources, and implementing mitigation strategies.
Their role is to help homeowners identify potential EMF hazards, assess exposure levels, and provide recommendations to minimize exposure risks. By utilizing specialized equipment and knowledge, they can offer valuable insights into reducing EMF exposure within the home.
The goal is to maintain the benefits of technology, while reducing the downside of harmful exposure.
I've been working as an EMF inspector, sometimes called a Building Biologist, since 2017. After being injured by EMF while working as a firefighter, I decided to become a professional EMF consultant and help people avoid the same harm that I had experienced. How Does an EMF Home Inspection Work?
Initial Consultation: The process typically begins with an initial consultation, where the homeowner discusses their concerns and goals with the EMF consultant. This allows the consultant to understand specific areas of focus and tailor the inspection accordingly. Based on the discussion, and basic data about the home, the EMF consultant will offer pricing and timing options. Schedule your free intro consult here.
Assessment and Measurements: The EMF consultant conducts a thorough assessment of the property, evaluating both indoor and outdoor environments. They utilize specialized instruments and protocols to measure and analyze EMF levels. Common sources of EMFs that are evaluated include power lines, electrical wiring, appliances, lighting, wireless devices, and nearby cell phone towers.
Analysis and Reporting: Based on the measurements and observations, the consultant prepares a detailed report outlining the findings. This report provides a comprehensive overview of the EMF exposure levels within the home, identifies potential sources of concern, and recommends appropriate mitigation strategies.
Mitigation Recommendations: The consultant suggests various measures to reduce EMF exposure, which may include relocating certain devices, reconfiguring wiring, or implementing shielding materials. They may also provide guidance on creating EMF-free zones within the home or suggest alternative technologies with lower EMF emissions.
Follow-Up Support: Some EMF consultants offer follow-up support to address any questions or concerns that may arise after the inspection. They can provide guidance on implementing recommended measures and offer ongoing assistance to ensure a healthier living environment. I offer my clients 3-months of unlimited contact as they work through the remediation process.
Benefits of a Professional EMF Home Inspection
Peace of Mind: Avoid guesswork and noise from the internet by hiring a professional to guide you in understanding your exposures and what your options are to reduce them.
Customized Solutions: An EMF consultant or inspector provides personalized recommendations based on your specific needs and concerns. They can tailor mitigation strategies to suit your lifestyle, ensuring that you can minimize EMF exposure with minimal sacrifice.
Health and Well-being: Whether you are sensitive to EMFs or simply concerned about long-term health, an EMF home inspection offers an opportunity to create a healthier living environment for your family, pets, and anyone who visits.
Ongoing Support: The environment is always changing, and new tech enters our homes all the time. It is amazing to be able to reach out to a trusted local professional, who knows you and your home, for guidance long after the initial home inspection.
How Much Does an EMF Inspection Cost?
There are a number of items that go into factoring the cost of an EMF inspection.
Some basics to consider:
Square footage
Number of sleeping areas
Inspector Travel Expenses
Plus modern home features that can add significant amounts of time to properly inspect such as:
Home automation
Solar, battery wall, or electric vehicle charging systems
More than one electrical panel
It is really important to get clear with your inspector ahead of time to understand what is and is not included with the price quoted. For example, some inspectors charge an additional fee for the report and/or remediation plan. I've been called out to multiple homes now where the inspector didn't provide a report, or charged an additional fee for it.

With all that said, an inspection can run $500-1,000 for the average sized home.
